A warranty deed used in many states to pass fee title to real property, whereby the grantor warrants clear title to the property. This was the tool used in the past, as the warranties by the grantor were very important to the grantee (until the widespread use of title insurance). When title insurance is purchased, the warranties become less important as a practical means of recovery by the grantee for defective title.
