A title search is the process of reviewing of all of the officially recorded documents affecting a specific piece of property to determine the present condition of the real estate title. This examination of public records is done to make sure that the seller is the legal owner and to disclose all other claims or encumbrances on the property affecting its ownership.
The process can vary, but is generally an examination of county public records by a title company, attorney, or escrow officer to determine items such as: owner, legal description, encumbrances, easements, property taxes status, mortgages/deeds, leases, liens, judgments, etc.
