Specific performance is a situation when a party to a real estate contract fails to perform on a valid contract, the other party may file a legal lawsuit for specific performance. The goal would be to gain an order from the court commanding the breaching party to perform its contractual obligations (specific performance). It is most frequently used when a seller of land changes their mind and refuses to go through with the transaction.
