Economic Obsolescence is a specific form of external obsolescence and is reflected in a reduction in the value of the subject property due to conditions external to and not controlled by the current use or condition of the property. For example, a residence that is located next to a commercial or industrial site, heavily traveled street, run down retail center, etc. The impact of economic obsolescence is usually beyond the control of the property owner and is, thus, generally considered incurable.
